Yieldlark is a set of rental property calculators that run in your browser: cap rate, cash flow, cash-on-cash return, DSCR, BRRRR, short-term rental, rent versus buy, and buy-to-let and yield calculators for the UK, Australia, Canada, France, Germany, Spain and Japan. There is no account and nothing to install.
How it works
- Everything runs in your browser. The prices, rents and loan terms you type stay on your device; nothing is uploaded.
- Results are computed, not typed in. The worked examples on each page are produced by the same code the calculator runs, and that code is tested against hand-worked examples.
- Tax rules come from official pages. Where a page applies a country rule, it names the official page and the date we read it. Where we could not confirm a rule, the figure is an input you fill in, never a hidden default.
- Estimates, not advice. The calculators do arithmetic; they do not tell you to buy or sell. See the terms.
If a calculator gives a wrong result or a rule is out of date, tell us through the contact page.

Advertising and paid plans
The site is free to use today. Paid plans and apps may follow; the calculators on this site stay available. Any advertising would be labelled “Advertisement” and never cover a calculator, as described in the privacy policy.
